Company Overview:

Greenville Home Buyers is a real estate company that specializes in purchasing investment properties from homeowners and selling them to our real estate investor clients. We use various methods of marketing to generate motivated seller leads. Typically, the leads call our office looking to sell their house. We talk with the seller about the condition of the property, any repairs that may be needed, their asking price for the property, and try to determine the motivation level of the seller through conversations regarding their personal situation.

Position Description:

The Acquisitions Manager (AM) is an outside sales role. This person is responsible for contacting all assigned house seller leads, developing rapport with the seller, discussing any issues with the house, and learn the situation that caused the seller to consider selling the house. Through conversations with the seller, the AM will determine the motivation level of the seller and if there is a need to set up an in:person appointment to view the house. The AM partners with existing staff members to manage leads. Existing staff members will make the initial contact with the sellers and get basic information about the property condition, sellers situation, and their asking price.

The AM will be responsible for analyzing properties to determine the value.

Analyzing properties includes the following:

:Estimating the cost of needed repairs. Guidelines will be provided
:Determining the After Repaired Value (ARV) of the home. This is the amount the house would sell for after renovation. ARV is based on the sales price of comparable homes in the area.
:Use company:provided software to view houses that have recently sold in the area. Ability to think analytically, read charts, and adjust search parameters to find the best comparable properties is a must.


The AM will also be responsible for negotiating a price with the seller that meets the requirements of the company based on ARV and the cost of repairs.

The AM will document all interactions with sellers in the CRM database and select the next action that is necessary for each lead.

Compensation will be driven by the ability to achieve or exceed established sales targets and other account management tasks.

Position Requirements:

All candidates must have

:2:5 years of previous sales and/or relationship building experience
:Excellent presentation, verbal and written communication skills
:Exhibits high integrity in all business dealings
:Strong time management and organizational skills
:High School Diploma or GED, two or four year degree preferred
:Must have a valid drivers license and reliable transportation
:Ability to travel and have occasional overnights as needed


EXPECTATIONS AND BEST PRACTICES:

:Go on 10 in:person appointments per week
:Make 60:100 phone calls per week
:Attend 6 real estate investment group meetings per month
:Utilize all computer software to maximize efficiency and document all seller interactions (incl. Podio CRM, Automated phone dialing)
:Travel up to 1.5 hours from Greenville, SC up to 10 days a month to view houses and meet with sellers
:Optimize every call and qualify motivated sellers.
:Develop a pre:call plan that investigates the sellers
situation/motivation, explains the cost of needed repairs, and negotiates a price that allows us to sell the property to our investors.
:Delivers on commitments made to sellers
:Anticipates challenges to meeting seller commitments and is pro:active in solving them while keeping seller and investor informed
:Takes responsibility for communicating to sellers : not afraid to have difficult conversations
:Adapts style to match sellers personality : listen to understand sellers needs and test understanding
:Exhibits a positive attitude in the face of frustration
